Four bookings means four turnovers, even if the guest count changes. The example below illustrates the commercial structure; it is not a forecast or a real customer result.

At an 18% co-hosting rate, the management fee in this example would be about €403. Four turnovers at €89 would add €356 of cleaning revenue, normally matched by the cleaning fee charged to guests. Laundry, consumables, platform charges, taxes and repairs remain outside both numbers. If one booking contains four guests, the additional effect is mainly beds, laundry and supplies; it does not create four turnovers.
The €249 monthly minimum protects the local availability required by an absentee owner during a quiet month. Percentage-only pricing can leave the co-host responsible for keys, planning and urgent communication while receiving almost nothing. In a busy month, the percentage scales with booking activity while each physical turnover remains separately visible.
For more than four bookings, the same structure can continue. The key question is operational capacity: check-out and check-in windows, travel distance, laundry turnaround, backup coverage and building access. Berlin eligibility stays with the owner
Berlin restricts the use of residential space as holiday accommodation. Depending on the property and use, advertising may require approval and a visible registration number. A self-used secondary residence is generally considered for short-term rental for no more than 90 days per year, while different conditions apply to a principal residence or a room within it. The owner must confirm the current position for the specific address with the responsible district authority.
German IHK guidance states that commercial management of holiday apartments and holiday homes for third parties falls within the permission requirement under section 34c paragraph 1 sentence 1 number 4 of the Trade Regulation Act.
