Free rules builder
Vacation rental house rules template
Write the rules a guest needs before booking, then move practical instructions into the stay experience.
Short answer
Good house rules are short enough to scan and specific enough to change behavior. Set the property facts and important booking commitments first; use the generated stay-instruction list as a guest-guide brief.

Make each rule do one clear job
A rule should tell the guest what is expected, where it applies and whether approval is possible. Avoid vague threats, duplicated policy language and a wall of appliance instructions.
Airbnb exposes standard rule categories such as pets, events, smoking, quiet hours, check-in and checkout, and maximum guests. Additional rules should not contradict those choices or overwhelm the guest.

Questions hosts ask before acting
What house rules should a vacation rental include?
Include the few rules guests must understand before booking: occupancy, visitors, events, smoking, pets, quiet hours and material amenity restrictions. Put operational instructions such as bins or appliance steps in the guest guide.
Should house rules include fines or surprise fees?
Do not hide mandatory fees or rely on an improvised penalty. Disclose charges before booking and obtain appropriate local review for consequences you intend to enforce.
Where should check-in instructions go?
The listing can state the check-in window. Detailed directions, lock steps and current access information belong in a secure pre-arrival flow or guest guide, not in public house rules.
Can I copy another host's house rules?
Use examples to identify topics, not as a substitute for reviewing your property, building rules, insurance, local law and actual operating process.
How many house rules are too many?
Use the shortest set that changes a booking decision or prevents a meaningful property problem. Group practical stay instructions separately so the important commitments remain scannable.
Does this generator store my rules?
No. It runs in browser memory and sends no rule text to Host Pilot analytics. Copy or print the result before leaving.
Put each instruction in the right place
Carry material rules into the booking agreement, then use a digital guest guide for the practical stay information a confirmed guest needs.
