How the direct booking fee calculator works
Gross per booking is nightly rate multiplied by nights, plus the cleaning fee. Annual gross multiplies that figure by annual bookings.
Current OTA cost applies your entered host fee to annual gross. The projected mix applies that fee only to the bookings left on the OTA, then adds processing fees and annual direct-channel cost to the shifted bookings.
Break-even bookings divide annual direct-channel cost by the host fee avoided on one booking after its direct processing cost. When direct variable cost is equal to or greater than the OTA fee, the calculator reports no break-even.


Read the result without fooling yourself
- Use the effective host fee from a current statement, including programme or channel-manager effects that apply to you.
- Include annual website, software and payment costs even when they feel small per reservation.
- Model a conservative direct share. Repeat guests and referrals are not the same as demand acquired by an OTA.
- Compare the same cancellation terms and total guest price before assuming a lower host fee creates a better offer.
- Run the model per property when cleaning fees, stay length or channel mix differ.

Does a direct booking have no fees?
No. Direct bookings can still involve card processing, software, marketing, refunds, chargebacks, support, tax and compliance costs. Enter the costs that apply to your operation.
Should I enter the platform fee from a blog post?
Use the effective host fee from your current statement or contract whenever possible. Platform structures vary by market, account and programme and can change.
Does the calculator include guest service fees?
No. It models host-side channel economics. A guest-facing price comparison requires the exact platform quote, taxes and fees for the same dates.
What does break-even direct bookings mean?
It estimates how many direct bookings must replace OTA bookings before their avoided host fees cover the annual direct-channel cost, using your entered assumptions.
Should I move every booking direct?
No. OTAs provide discovery, trust and support. Direct booking is usually strongest for repeat guests, referrals and demand you create yourself, subject to platform rules.
